I. PLANNING SERVICES
a. Develop the Budget
Project Manager (PM) will meet with owners to discuss budget of proposed construction. PM will help the owners analyze costs based on their needs and wants. PM will discuss with owner preliminary budgeting for development costs of the property. PM will complete ballpark costing services, which will provide a range of costs, based on the particular specifications that have been derived during the initial meeting with the client.
b. Site Analysis of the Property:
PM will analyze Owner(s) property ("Property") and provide Owner(s) a list of potential problems or questions that should be addressed concerning the Property. Owner(s) "Property" is the one site that Owner has identified to PM as the site Owner has purchased or is interested in purchasing. PM will review the Property for construction purposes, such as clearing, excavation, and other development and addition/renovation costs.
c. Plan Development:
PM will provide Owner(s) with a plan designer and/or architect or will work with the Owner(s) selected design firm. PM will work with Owner(s) to develop the plans by providing suggestions throughout their design to help keep Owner on budget. Owner must follow PM’s guidance to help keep Owner on budget. Plan and design costs are the responsibility of the owner.
d. Specifications for the Bid Process:
PM will prepare specifications with Owner, through every stage of construction, so that subcontractors can bid on the project. However, it is not until construction that actual contractor selections will be made.
e. Estimate the Construction Costs:
PM will cost out the project using subcontractors and suppliers within the Accent CMS system. Numbers on the costing sheets will be based on secured subcontractor bids. PM may calculate expenses for certain items based on square footage or lineal footage charges set by subcontractors or provide allowances based on the overall cost of the home, within Owner(s) budget. PM will provide Owner(s) a cost breakdown listing estimated costs for the project for the owner(s) and lender.
